Procedure:

  • Gather tax and value information about the property
  • Gather value information for comparable buildings in the immediate and larger metropolitan area
  • Review current and expected income to determine value from an income standpoint
  • Review contractual commitments (ie Tax Increment Financing (TIF), development incentives, equalizations, exemptions or other government programs, Enterprize Zones)
  • Review the Property Tax classification to make sure the property is properly classified
  • Summarize and review all information with you, the owner
  • Determine a goal in terms of the desired classification and assessed value
  • Set up a meeting with the county assessor
  • Provide the assessor financial and market and lease information which supports your analysis
  • Help the assessor by providing appropriate information to support a reduced value
  • Ask for assessed values to be agreed to for multiple years
  • File an administrative appeal if necessary
  • If required, we will recommend legal council to represent you in tax court and provide council with information to support a reduced value
