Procedure:
- Gather tax and value information about the property
- Gather value information for comparable buildings in the immediate and larger metropolitan area
- Review current and expected income to determine value from an income standpoint
- Review contractual commitments (ie Tax Increment Financing (TIF), development incentives, equalizations, exemptions or other government programs, Enterprize Zones)
- Review the Property Tax classification to make sure the property is properly classified
- Summarize and review all information with you, the owner
- Determine a goal in terms of the desired classification and assessed value
- Set up a meeting with the county assessor
- Provide the assessor financial and market and lease information which supports your analysis
- Help the assessor by providing appropriate information to support a reduced value
- Ask for assessed values to be agreed to for multiple years
- File an administrative appeal if necessary
