CBC Griffin’s Advisory Division was created in July 2009 to target the real estate interests of two groups:  large user groups and investor groups.  We call our large user group services “Corporate Solutions” and  our investment group services “Investment Solutions”.  Large user groups include both profit and non-profit entities.  These entities find they cannot justify the costs associated with an internal real estate function or want to supplement their existing real estate and facilities function with additional  resources.  Investor groups include private investor groups, families, or both private and public fund groups looking to place a percentage of their asset holdings into commercial real estate.  Our advisory services are typically driven by large user group needs that can lead to investment opportunities when user groups prefer leasing vs. owning a building/facility.  Bringing the two services together provides an ideal solution for both groups.

 

Corporate Solutions

Corporate Solutions targets a client base of large space users.   These users encompass entities consisting of multiple local, national or global locations.  Approximately 50% of our efforts target the needs of life science related entities and the other 50% consisting of both service and industrial based entities.  These user groups find our  service helpful as real estate and facilities typically represent non-core functions for them and staffing is variable.  By supporting these users with our services we are able to provide assistance both locally and globally through over 220 Coldwell Banker Commercial offices worldwide.  Sometimes we even access the offices of our global competitors because of a specific skill set or a pre-existing relationship with a local manager.  Our Corporate Solutions group frequently provides the following services:

Investment Solutions

Investment Solutions targets a client base of private investor groups, families or both private and public fund groups.  This client group finds our services helpful as a trusted advisor and extension of their team.  Our services are typically driven by the needs of our Corporate Solution clients who provide primary occupancy to the respective real estate investment and have a desire to be tenants instead of owners.  These investments frequently include non-core real estate assets such as corporate headquarters, regional facilities, call centers and distribution centers.  As clients diversify their real estate holdings, our services can include acquisition and disposition of additional assets such as community shopping centers and multi-family developments often working in conjunction with Coldwell Banker Commercial Griffin’s brokerage division.  Our clients request our services in a variety of capacities including:
